Environmental Diligence Is Not Optional and It Can Kill the Deal
This is the category where clean books are not enough. Waste oil, solvents, brake and parts cleaners, antifreeze, paint booth operations, and above all historical underground storage tanks create contamination exposure that attaches to the property and can follow a buyer. Any site that ever dispensed fuel carries UST history someone will investigate. Where real estate is part of the transaction, expect a Phase I environmental site assessment as a condition of financing, and expect a Phase II if the Phase I flags anything. California regulates automotive repair through the Bureau of Automotive Repair, and every repair facility must register with BAR.
